We consider our job as a profession. Requirements to become a licensed appraiser have become more difficult than ever before. So it goes without question these days that real estate appraisal can certainly be considered a profession as opposed to a trade. As with any profession we must follow strict ethical considerations.

An appraiser's main responsibility is to their client. Normally, for a standard residential appraisal, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. It follows that appraisers are typically restricted to only disclosing information to their clients, so as a homeowner, if you want a copy of the appraisal document, you normally have to get it from your lender.

Other obligations include accurate sums appropriate to the nature of the assignment, reaching and sustaining an appropriate level of competency and education, and of course, the appraiser must behave in a professional manner. Appraisers will often be required to consider the interests of third parties, including homeowners, buyers and sellers, or others. Normally the third parties are specifically defined in the appraisal report. An appraiser's fiduciary role is only to those third parties who the appraiser knows, based on the scope of work or other things in the framework of the assignment.

Appraisers also have duties outside of boundaries of clients and others. For example, appraisers must backup their work files for a minimum of five years - at THE APPRAISAL SHOP you can rest assured that we adhere to that rule.

When creating reports, we follow the highest ethical standards possible. Doing orders based on contingency fees is not something we can consider. That means we can't agree to do an appraisal report and get paid only if the loan closes. It should be apparent to anyone that inflating a value to achieve what amounts to a higher paycheck is unethical! This isn't how we operate.

Finally, the Uniform Standards of Professional Appraisal Practice (or simply "USPAP") clearly describes unethical behavior as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We follow these rules to the letter which means you can be assured we are doing everything we can to provide an unbiased determination of the home or property value.
